When You Need an Inspection

  • Home purchase or sale – Know what you're buying or selling
  • Older homes – Systems over 25 years old should be checked
  • Renovations – Before and after major work
  • Insurance requirements – Some carriers require inspections
  • Unexplained issues – Flickering lights, tripped breakers, warm outlets
  • Peace of mind – Electrical fires are preventable

What We Check

We inspect your entire electrical system from the service entrance to every outlet:

  • Main service panel and subpanels
  • Grounding and bonding systems
  • GFCI and AFCI protection
  • Wiring condition and methods
  • Outlets, switches, and fixtures
  • Smoke and CO detector wiring
  • Exterior and garage circuits
  • Load capacity vs. current demand

Any code violations or safety hazards are flagged immediately. You'll know exactly what needs attention and what can wait.

How it works

01

Schedule Your Inspection

We'll confirm the scope—whole-house, panel-only, or pre-purchase—and set a time that works for you.

02

On-Site Evaluation

A licensed electrician examines your service entrance, panels, wiring, outlets, and fixtures. We document everything with photos.

03

Receive Your Report

You get a written report with executive summary, itemized findings, photos, recommended actions, and cost estimates.

04

Review & Plan

We walk you through the findings, answer questions, and help you prioritize repairs or upgrades if needed.

Common questions

How long does an inspection take?+

Most residential inspections take 1 to 2 hours depending on the size of your home and the age of the electrical system. Larger homes or properties with multiple panels may take longer.

Will you fix problems you find during the inspection?+

We can schedule repairs after the inspection is complete and you've reviewed the report. For safety hazards that pose immediate risk, we'll let you know right away and can often address them the same day if you approve.

Do I need an inspection if my house passed a home inspection?+

General home inspectors aren't licensed electricians and can't open panels or diagnose code violations the way we can. If you're buying an older home or the home inspector flagged electrical concerns, a dedicated electrical inspection gives you the full picture.
